How to Complete a Reinspection Report

The reinspection feature in Spectora is designed to make follow-up inspections seamless and efficient. Whether you need to verify that previously noted issues have been resolved or you are conducting a periodic reinspection, this feature will help you streamline the process.

By utilizing the reinspection feature, you can provide thorough and professional follow-up inspections, ensuring your clients receive the highest level of service and up-to-date information about their property.


How to Write a Reinspection Report on the Web

When creating a reinspection report, you will follow a similar format as a regular report, but with a few variations. The sections, items, and comments you have access to will be specific to the defects you selected during the reinspection scheduling process we previously discussed.

The comment will include your original findings and any photos you took. If the issue has been resolved, you can simply check the "Resolved" option and add a new photo to document the update. If the defect is still unresolved, you can leave the "Resolved" option unchecked.

You can also update the Header Text to better reflect your reinspection service by clicking the report name > Header Text. Check out this article for more details on how to update this.

  1. Click "Edit" under the Reinspection Report.

  2. Open the defect comment.

  3. If the defect has been fixed, select the "Resolved" option. If the issue hasn't been resolved, leave the comment as unresolved.

  4. Add your updated photo by adding it into the "Drag Updated Photos here" box, or by using the "+Photo" option.


How to Write a Reinspection Report on the App

When writing a reinspection report on the app, defects comments will automatically default to "unresolved" or a thumbs down. You can change this by tapping on the thumb icon, which makes it easy to toggle back and forth between "unresolved" or "resolved". And don't forget, you can also add or take photos just like you normally would.

🔴 Please be aware that reinspections conducted on Legacy cannot be finalized on Next Gen and vice versa. If you encounter an error stating that the inspection is incompatible, you will need to convert the reinspection to the same form used for the original inspection.

  1. Click "Start" on the Reinspection Report.

  2. Open the section.

  3. Open the item.

  4. Locate the defect comment.

  5. Click the thumbs-up icon to toggle between resolved and not resolved.

  6. Add an updated photo by clicking any of the photo options.



How to Add a New Defect to a Reinspection Report on the App

We're excited to share that our Next Gen or Version 10 app now allows you to add new comments to existing sections and items in a reinspection report. Follow the simple steps below to learn how!

  1. Tap "Start" on the Reinspection Report.

  2. Tap on a section to open it

  3. Tap on an item to open it

  4. Tap the + icon in the Deficiences tab

  5. Enter the name, location, and category (resolved or not resolved) of the new defect

  6. Tap "Add" to enter a description of the defect

  7. Tap "Save" to save the new defect comment to the reinspection report


Frequently Asked Questions

  • Why aren't my original photos showing up on the reinspection report?

    • The original photos will show up on the web editor, but not on the final report until a new photo is included.

    • Reinspection reports don't automatically load original photos. In order to see them, you will have to add a new version of the photo in the same comment


  • How do I add new photos to the reinspection report?

  • Why are my original photos showing up in black and white?

    • The original photos will intentionally show up in black & white on the reinspection reports to help differentiate between the new photos and the original photos.
