Understanding the Report Summary

When you access the Report Summary within the Spectora mobile app, you’ll see a categorized list of key items. Each section is organized by importance or type of issue (e.g., Safety Concerns, Major Defects, Maintenance Items).

Here’s how to navigate it:

  • Categories at a Glance: The summary is divided into categories, making it easy to spot which areas of the property have significant findings. Categories might include Structural Issues, Electrical Systems, Plumbing, or Roof, depending on your inspection template.

  • Item Details and Comments: Tapping on any item within the summary brings you to a more detailed view, where you’ll see inspector comments, photos, videos, and recommendations. This helps you quickly understand the severity of the issue and what actions might be needed.

  • Photo and Video Integration: The Report Summary integrates multimedia directly into the findings. Visual evidence, like annotated photos and videos, adds clarity, ensuring everyone involved understands the condition being reported.

  • Sorting and Filtering Options: In some cases, you may want to prioritize which issues to address first. The summary allows you to sort or filter items by significance, making it easy to focus on what’s most urgent.

Using the Summary to Facilitate Communication

The Report Summary is especially helpful when discussing inspection findings with clients or agents. Since it highlights only the most crucial information, it streamlines decision-making and helps avoid getting lost in less critical details. Whether you’re at a property or reviewing the report later, the summary keeps everyone on the same page.

Best Practices for Clients and Agents

  • For Clients: Use the Report Summary as your starting point to understand the most pressing issues in your inspection. From there, dive into the detailed comments to determine the next steps.

  • For Agents: The summary is an excellent tool for quickly gauging the overall condition of a property and prioritizing negotiations or repairs.
