How to Use the Texas TREC 7-6 Template

The TREC REI 7-6 form is a standardized property inspection report used in Texas, mandated by the Texas Real Estate Commission. It provides a comprehensive assessment of a property's condition, covering structural systems, electrical systems, HVAC, plumbing, appliances, and optional systems like pools and sprinklers. This form ensures consistency and thoroughness in home inspections, helping buyers and sellers understand potential issues and make informed decisions. Inspectors use it to document findings, offer recommendations, and include photos for clarity, ensuring transparency in real estate transactions.


Adding Your Credentials

Having your credentials (aka license number) listed on your TREC report is important! Follow along with the steps below to see how to add your credentials to your profile.

  1. Click "Settings"

  2. Click "Team"

  3. Click your name

  4. Add your license number in the "Credentials" line

  5. Be sure to set your state as TX or Texas

  6. Click "Save"

Your credentials will show on the TREC PDF in the "TREC License #" line:


Adding Your Signature

While the PDF version of the TREC report does not display the inspector's signature, you can enable the signature to show on the HTML web report.

How the TREC Template Works

  • Completion Rating

    • In order for a section to be marked as complete, you will have to complete any comment that is in any format other than "checkbox".

      • For example this comment, in particular, is a "multiple choice" comment, the software will require it to be filled out before that section is marked as "complete".

  • Item Ratings

    • The TREC form utilizes item ratings to list every item as Inspected, Not Inspected, Not Present, or Defect (shown as IN, NI, NP, D). They appear on the web report:

    • The ratings also show on the PDF report, as they are built into the specialized output formatting:

  • Additional Information Provided by Inspector

    • On the TREC template, the "Additional Information Provided by Inspector" section is populated by anything in the Information Section > General Item:

    • When a comment within that section > item is marked on a report, it will automatically fill in the "Additional Information" portion of the PDF report:

Sending the TREC Report

In order to be compliant with TX standards, you will want to send the PDF report to the client/agent first. You can easily do so by adding the {{REPORT_PDF}} placeholder into your automated emails.

  • Is the TREC REI 7-6 form available in Spectora?

  • Do you have a sample report of the TREC 7-6 report I can look at?

  • I'm not seeing the option to delete sections/items/comments on my TREC template. Why is this?

    • The option to delete doesn't show up for TREC reports since the template is locked. The template is locked to prevent additions that could break the form, but we can always unlock it for you so you can make any additions you like so long as you understand that we are not responsible if the changes you make corrupt the formatting or make your template non-compliant with the state of Texas.
